AA2501 Seehund Quartier

Seehund Quartier is a residential development in Vienna’s
10th district with a total floor area of 20 000 sqm. The project
is explored through three distinct architectural proposals that differ in volumetric configuration, façade expression, and spatial organization, while sharing a common urban intention.
The design introduces a linear bar building along the southern edge of the European block, forming a clear street connection, with a tower positioned behind it to create vertical density without overwhelming the surrounding context.

The ground floor of the bar activates the street with publicly accessible programs such as a shop, a restaurant and a pharmacy, contributing to the everyday life of the existing neighborhood. The apartments within the bar are vertically separated from the street by an rentable office floor across the whole building. Those are conceived as open and flexible living spaces. All units are designed as through apartments, allowing generous daylight from both sides. External galleries structure the technical facade, including an integrated automated irrigation system, while also providing shared spaces for social interaction.

Within the tower, the compact footprint increases spatial complexity, yet the emphasis remains on creating high quality living environments. Across all proposals, the project prioritizes inclusive and diverse housing, aiming to provide dignified, adaptable living spaces for different social groups and income levels. Seehund Quartier seeks to unite architectural clarity with social responsibility, placing the creation of accessible and generous housing in Vienna.
